Annual rent at 52 weeks divided by the purchase price. No costs, no vacancy. This is the listing number.
Net yield
Rent collected after vacancy, less annual holding costs, divided by the purchase price.
Net yield on total outlay
The same net income divided by the purchase price plus stamp duty and buying costs.
Not included
Mortgage interest, tax, depreciation and capital growth. Yield measures the property, not your financing or your tax position.
